Pharmaceutical PD Lab Building Renovation

Project Background
This project involved the renovation of an existing 37,000 sq. ft. building for a global pharmaceutical client who specializes in drug development, clinical trial logistics, and commercial manufacturing.
Project Deliverables
The renovation included a new Prescription Dispensing (PD) Lab, Office Support Spaces, Kitchen Area, and a Fitness Area. The new PD Lab was designed to match the current PD Lab infrastructure, including plumbing, HVAC design criteria, support utilities, lab gases, electrical distribution, fit, and finish. Many of the systems for the existing building infrastructure were reused to cut costs and be environmentally conscious. Systems that were reused included the air compressor skid, boilers, chillers, HHW generation system, and roof. Renovations to the building infrastructure included new electrical services and electrical distribution gear including a new UPS power and distribution at the new building, minor upgrades to the reused AHUs, and upgrades to the existing building controls system, with the existing JCI system also being reused. Electrical services were routed to the new building by extending the duct bank at the existing manhole at Building 2. The lab spaces, which are clean but unclassified areas, were demolished in their entirety and rebuilt. McClure Engineering provided HVAC distribution, supply and return air ductwork and insulation, terminal reheat, new exhaust fans and ductwork for lab equipment, and statically balanced air distribution. Compressed air, nitrogen, and vacuum piping systems were installed, and the electrical power distribution included 120V, 208V, and 480V power systems along with UPS power for critical lab equipment.
